Hollywood Beach attracts vacationers all year and long-term tenants who want to live near the ocean. Both can be good investments, but they work very differently. Here is how to decide which strategy fits your property and your goals.
Short-term and vacation rentals
Nightly and weekly rentals can earn more per night, especially in the busy winter season, but income varies from month to month and the work is constant: guest communication, cleaning, check-ins, maintenance and reviews.
- Higher potential income, with more variation between seasons
- More management work, or the cost of a professional manager
- Furnishing and supplies that need regular replacement
Long-term rentals
Annual leases offer steadier, more predictable income and far less day-to-day work. Tenant screening is the key: a reliable tenant who stays several years is worth more than a slightly higher rent.
- Predictable monthly income and lower turnover costs
- Less wear and tear than constant guest stays
- Simpler operations, especially for owners who live elsewhere
Check the building rules first
The association has the final word. Many condo buildings set minimum lease terms, limit how often a unit can be rented or require tenant approval. Some Hollywood Beach buildings are known for being rental-friendly, while others do not allow short stays at all. Always confirm the current rules in writing before you buy or list.
Licensing and taxes
Vacation rentals in Florida must be licensed with the state, and many cities, including Hollywood, have their own registration requirements. Rentals of six months or less are also generally subject to Florida sales tax and the county tourist development tax. A property manager or accountant can make sure you are set up correctly.
Which is right for you?
If you want the highest possible return and do not mind active management, short-term rentals can work well in the right building. If you prefer steady income and less involvement, a long-term lease is usually the better fit.
