How to Buy Pre-Construction

Request VIP Access
Contact Osvaldo to be added to the VIP list for your project of interest. As your buyer's agent, he provides exclusive floor plans, current pricing, and available inventory before they're made public.

Review Floor Plans & Pricing
Osvaldo presents available units with full floor plan packages, pricing breakdowns, deposit schedules, and HOA projections. He answers every question and advises on which units offer the best value and appreciation potential.

Reserve Your Unit
Once you choose your unit, a reservation deposit (typically $5,000–$25,000) secures it at the current price. This is fully applied to the purchase price and is typically refundable within 3–10 days.

Execute the Purchase Contract
After reviewing the purchase agreement with Osvaldo and your attorney during the attorney review period, you execute the contract and make the initial deposit — typically 10–20% of the purchase price.

Construction & Milestone Payments
During construction (typically 2–3 years), additional deposit payments may be required at specified milestones. Osvaldo keeps you fully updated on construction progress and market conditions throughout.

Close & Take Ownership
Upon completion, Osvaldo guides you through the final walkthrough, punch list, and closing process. You receive the keys to your brand new Miami property — and Osvaldo remains your trusted partner for any future real estate needs.
